How long does a precast foundation take to install?
A typical home precast foundation installs in less than one day. Once the walls are set, framing can start right away, or a modular home can be set on the walls immediately. The design and factory work happens before install day, so the time on your lot is short.
Step 1: Send approved plans
Everything starts with approved blueprints. KOI’s CAD designers use them to custom-design each wall panel, including heights, window openings and door openings.
Step 2: Panels are built in the factory
Panels are cast in factory forms using steel rebar, polypropylene fibers and 5,000+ psi concrete. Because this happens under controlled conditions, the schedule is less exposed to site weather.
Step 3: Prepare the site
The site is excavated and a crushed stone footing is placed. The stone’s depth is set by the soil’s bearing capacity and the wall load, following the Superior Walls Builder Guideline Booklet.
Step 4: Install day
Panels arrive by truck. A crane lifts each one into position. The crew bolts the panels together at the top and bottom and seals every joint with a polyurethane sealant made for precast concrete. A typical home foundation is done in less than one day.
Step 5: Frame, pour the slab, then backfill
Building code requires the wall to be supported at the top and bottom before backfill. That means the floor framing or decking connection at the top and the slab at the bottom go in first. Then the site can be backfilled.
What builders should plan for
- Crane access. Panel weight and crane reach set the maximum wall length, so plan the lot access.
- Wall heights. Standard heights include 4’0″, 4’8″, 8’2″, 9’0″ and 10’0″. Not every height is available in every area, so confirm early.
- Sequencing. Line up framing so backfill is not waiting.
