Is a precast basement foundation worth it?

For most new homes, a precast basement foundation is worth it if you plan to finish or use the basement. The walls arrive insulated, built to resist moisture, and ready for drywall, which removes several steps and costs that come later with a bare concrete wall.

Why are precast basements warmer?

Insulation is built into the wall panel. The Superior Walls Xi panel has 2-1/2 inches of insulation for an R-value of 12.5, and nearly everything in the Xi is insulated, including corners, studs and bond beams. That keeps the wall thermally separated from the outside.

Why are precast basements drier?

Superior Walls panels use a special low water-to-cement ratio concrete. According to the system’s ICC evaluation report (ESR-1662), the walls need no additional dampproofing in U.S. markets. Joints between panels are sealed with a polyurethane sealant made for precast concrete. The limited warranty covers sidewall water penetration.

How hard is it to finish a precast basement?

Easier than most. Here is what the walls already have:

  • Stud facings. Attach drywall straight to the wall with screws.
  • Wiring access. Run electrical without drilling into concrete.
  • Insulation. Already in place.

Finishing tips from the FAQ:

  1. Use at least 1/2-inch drywall to span the studs.
  2. Attach with 1-inch fine-thread drywall screws and a bead of construction adhesive on the top bond beam and stud face.
  3. Leave a 1/2-inch gap between the floor and the bottom of the drywall to keep moisture out.
  4. If you add insulation, use closed-cell products. Open-cell products like fiberglass batts can trap moisture.

Can I add a window or door later?

Yes. After an evaluation of point loads, bearing walls and frost protection, a window or door can be added. Talk to your KOI rep and consult an engineer first.
